ARTISAN Capital Group ("ACG") and Eastham Capital have partnered for the fourth time to acquire Equinox Apartments, a 266-unit community in St. Anthony, Minnesota, a desirable suburb of Minneapolis.

Built in 1974, and located on 17.48 acres near Silver Lake, Equinox Apartments offers easy access to key employment hubs, Downtown Minneapolis, and the University of Minnesota. Its walkable location near Silver Lake Village Shopping Center, which features dining, retail, and health services, strengthens its appeal in a thriving submarket with strong population and employment growth.

Equinox Apartments offers a mix of 151 one-bedroom and 115 two-bedroom units, each featuring walk-in closets and private patios/decks. The community is equipped with a variety of amenities, including outdoor and indoor pools, a clubhouse with entertainment space, a fitness center, grilling area, dog park, playground, and detached parking garages.

ARTISAN's operational strategy includes a comprehensive capital improvement plan, with a focus on unit renovations. Additionally, ACG plans to enhance the property through landscaping upgrades, parking lot and sidewalk improvements, pool deck enhancements, playground upgrades, and new signage, all aimed at further elevating the resident experience.

ACG secured favorable Fannie Mae financing to support the acquisition.

Ryan Cahalan, Partner at ARTISAN, remarked, “We’re thrilled to expand into a new state with this acquisition, which underscores our continued commitment to targeting high-potential assets in dynamic and growing markets.”

ARTISAN Management Group ("AMG"), ACG's management vertical, will oversee operations at Equinox, ensuring a seamless transition and the successful execution of ACG's strategy.
